Successfully Replacing a Multi-Family Roof During Unpredictable Weather Conditions

Project Overview

Weather is one of the biggest challenges in the roofing industry, especially along the Texas Gulf Coast where forecasts can change rapidly and storms can develop with little warning. This project involved the complete roof replacement of a three-story, five-unit residential complex in the Houston area during a week that was forecasted to have intermittent rain throughout the installation process.

One of the property owners; Lisa, along with several neighboring residents, expressed understandable concerns about the possibility of rain entering the building while the existing roof was being removed. Their primary concern was protecting the interior of the units and ensuring the roof replacement could be completed safely and properly despite the uncertain weather conditions.

This project became an excellent example of how proper planning, communication, and installation procedures can allow a roofing project to move forward while maintaining protection for the building and its occupants.

Initial Planning and Homeowner Concerns

The roof replacement had been scheduled well in advance, but as the installation date approached, weather forecasts began showing periods of rain scattered throughout the week. Like many Houston-area forecasts, the predictions changed daily, making it difficult to identify a completely dry window for construction.

Lisa and several of the residents contacted our office with concerns about how the roof would remain protected if rain occurred while the old roofing materials were removed. Because the building was a three-story structure with five occupied units, the stakes were understandably high. Any water intrusion could potentially affect multiple families and cause interior damage.

Rather than proceeding without a plan, we took the time to explain our installation strategy, emergency weather procedures, and the safeguards we would implement throughout the project. Communication was critical in helping residents understand the process and feel comfortable moving forward.

Verifying Manufacturer Requirements

During the project, Lisa wanted to have a conference call with the manufacturer, regarding the procedures required for installation during these weather conditions. We contacted Owens Corning directly to confirm installation requirements under potentially wet weather conditions.

Owens Corning confirmed that roofing installation can proceed during periods of uncertain weather provided that the roof decking remains dry before the underlayment is installed. The manufacturer emphasized that synthetic underlayment should only be installed over dry roof decking and that proper installation practices must be followed throughout the project.

This confirmation provided additional confidence that our installation plan would meet manufacturer standards while maintaining the integrity of the roofing system.

Installation Strategy

Because of the weather forecast, our crew adopted a more cautious installation approach than would normally be required.

Rather than removing the entire roof at once, we divided the project into smaller, manageable sections. As each section of roofing was removed, our crew immediately inspected the plywood decking to verify it was dry and suitable for underlayment installation.

Once the decking was confirmed to be dry, synthetic underlayment was installed as quickly as possible to establish a watertight barrier before moving on to the next section. This process significantly reduced the amount of exposed decking at any given time, and minimized the risk of weather-related complications.

Throughout the project, the weather app was continuously monitored. Crew leaders remained in communication regarding approaching rain storms and adjusted workflow as conditions changed throughout the day.

This method required considerably more labor and coordination than a typical roof replacement, but provided the highest level of protection for the building and its occupants.

Weather Challenges During Construction

As expected, the weather forecast proved accurate. Periodic rain showers moved through the area during the course of the project, creating multiple interruptions to the installation schedule.

Under normal circumstances, a roof replacement of this size would have been completed in approximately two days. However, because of the intermittent rainfall and the deliberate section-by-section installation process, the project ultimately required four days to complete.

While extending the schedule increased labor costs and logistical challenges, protecting the property remained the top priority. Every decision was made with the goal of maintaining a dry and secure building throughout construction.

The additional time invested allowed our crew to carefully monitor conditions, secure exposed areas, and continue work safely without compromising quality.

Roofing System Installation

Once weather conditions allowed, the roofing system was completed using Owens Corning Duration Storm shingles in the Onyx Black color.

The homeowner selected Owens Corning Duration Storm shingles because of their enhanced durability and impact resistance. These shingles carry a Class 4 impact resistance rating, one of the highest ratings available for asphalt shingles, making them an excellent choice for properties in areas prone to hail and severe weather.

The Onyx Black color provided a bold, modern appearance that complemented the architecture of the building while significantly improving curb appeal.

The completed roofing system included:

  • Removal and disposal of existing roofing materials.
  • Inspection of roof decking throughout the installation process.
  • Installation of synthetic underlayment over dry decking.
  • Careful weather monitoring during construction.
  • Installation of Owens Corning Duration Storm Class 4 shingles.
  • Thorough final inspection to verify workmanship and weather-tightness.

Conclusion

Roof replacements do not always occur under perfect weather conditions, especially in Houston where forecasts can change rapidly and rain can develop with little notice. This project demonstrates how careful planning, manufacturer consultation, proactive communication, and disciplined installation practices can allow a roofing project to proceed safely even during periods of unpredictable weather.

Although the project took twice as long as originally anticipated, the additional time invested ensured the building remained protected throughout construction. By prioritizing quality over speed, we delivered a durable, high-performance roofing system that will provide long-term protection for the property and peace of mind for its residents.
