Multiple Roof Leaks Caused by Plumbing Vent Boots

Project Background

When the homeowner contacted Rose Roofing, they were dealing with multiple water leaks throughout their home.

Several ceiling stains had appeared in different rooms, and the homeowner was concerned that the entire roof might need to be replaced.

Because the leaks were occurring in multiple locations, they wanted a professional inspection to determine the source of the problem before making any major decisions.

What We Found

During our roof inspection, we discovered that the roof itself was not the primary issue.

Instead, the problem was coming from several aging plumbing vent boots installed throughout the roof.

Many homes are built with plastic or rubber plumbing vents. Over time, constant exposure to the Texas sun causes the rubber to dry out, crack, and deteriorate.

In this case, the rubber boots had completely failed.

Some of the openings were so large that we could actually see daylight shining through the vent openings from inside the attic.

These gaps allowed rainwater to enter directly around the plumbing pipes and into the attic space below.

The Hidden Damage

Unfortunately, the leaks had been occurring long enough to cause damage beneath the roof surface.

Once we removed the affected roofing materials, we found sections of rotten roof decking surrounding several of the failed vent penetrations.

The moisture had weakened the plywood and created soft spots around the plumbing vents.

Before installing new materials, the damaged decking needed to be replaced to restore the structural integrity of the roof.

Why Plumbing Vent Boots Fail

Plumbing vent boots are one of the most common sources of roof leaks.

These components are designed to create a watertight seal where plumbing pipes pass through the roof.

Over time, rubber and plastic materials can:

  • Crack from UV exposure
  • Dry rot from heat
  • Shrink and separate from the pipe
  • Become brittle and break apart
  • Allow water to enter the attic

Many homeowners never notice a problem until water stains appear on ceilings or walls.

Our Recommendation

Rather than replacing the failed rubber boots with the same type of product, we recommended upgrading all the vents to metal cap vents.

Metal cap vents provide several advantages over traditional rubber/plastic plumbing vents:

  • Heavy-duty metal construction
  • Long-lasting performance
  • Rust-resistant materials
  • Better protection against weather exposure
  • No exposed rubber gasket to crack and fail
  • Animals like squirrels cannot chew through them

This upgrade would significantly reduce the likelihood of future plumbing vent leaks.

The Solution

Our team completed the following repairs:

  • Removed all failed plumbing vent flashings
  • Replaced rotten roof decking around affected areas
  • Installed new roofing materials where needed
  • Upgraded every plumbing vent on the home to metal cap vents
  • Sealed and inspected all roof penetrations
  • Performed a final quality-control inspection

By replacing every plumbing vent rather than only the leaking ones, the homeowner was able to address current problems while helping prevent future failures.

The Outcome

Once the repairs were completed, the roof was fully watertight again.

The homeowner no longer had to worry about water entering through deteriorated vent boots, and the damaged roof decking had been restored.

Most importantly, the new metal cap vents provide a more durable, long-term solution than the original builder-installed components.

What Homeowners Can Learn

Not every roof leak means you need a new roof.

In many cases, the source of the problem is a failed roof penetration such as a plumbing vent boot.

If you notice ceiling stains, water spots, or leaks during heavy rain, it’s important to have the roof inspected before the damage spreads.

A simple plumbing vent repair today can prevent expensive attic, drywall, insulation, and decking repairs later.

At Rose Roofing, we always focus on identifying the true source of a leak so that homeowners can receive the right repair—not the most expensive one.

In this case, replacing failed plumbing vents and rotten decking solved the problem and provided the homeowner with a much more durable roofing system moving forward.
