Project Background

A homeowner in Houston, Texas contacted our team after noticing a significant number of missing shingles on their garage’s roof. Concerned about the potential for water intrusion and further deterioration, they requested a professional roof inspection to determine the extent of the damage and identify the best course of action.

At the time of the project, the homeowner was out of the country, which required clear communication and detailed documentation throughout the inspection and replacement process. Our team worked closely with the homeowner remotely, providing photographs, inspection findings, and recommendations to ensure they remained informed and comfortable with every step of the project.

Roof Inspection Findings

During our inspection, we discovered that the roof of the garage had sustained substantial deterioration. More than 50 shingles were missing, leaving large sections of the roof vulnerable to water penetration and weather-related damage. The existing roofing system had reached a point where repairs would only provide a temporary solution.

In addition to the missing shingles, the roof showed signs of long-term wear and aging. The exposed areas increased the risk of moisture penetrating into the roof deck and underlying structure. Upon further evaluation, it became clear that a complete roof replacement would be the most cost-effective and reliable solution for the homeowner.

Our inspection report included detailed photographs and a comprehensive explanation of the roof’s condition. After reviewing our findings and recommendations, the homeowner approved the project and moved forward with a full roof replacement for the garage.

Recommended Solution

Given the extent of the damage and the age of the existing roofing system, we recommended a complete replacement of the garage rather than attempting isolated repairs. Our proposed scope of work included:

  • Removal and disposal of all existing roofing materials.
  • Inspection of the roof decking after tear-off.
  • Replacement of any rotten or deteriorated plywood.
  • Installation of new synthetic underlayment for enhanced moisture protection.
  • Installation of new drip edge around the roof perimeter.
  • Replacement of existing roof vents.
  • Installation of upgraded attic ventilation.
  • Installation of new Owens Corning Duration architectural shingles in Estate Gray.

The homeowner appreciated the thorough explanation of the work and the long-term benefits of replacing the roofing system for the garage.

Project Execution

The project began with the complete removal of the old roofing materials. Once the roof deck was exposed, our crew performed a detailed inspection of the plywood decking. Several sections of plywood were found to be deteriorated due to prolonged exposure to moisture and were replaced to provide a solid foundation for the new roofing system.

After the decking repairs were completed, a new synthetic underlayment was installed across the entire roof surface. This underlayment provides an additional layer of defense against wind-driven rain and moisture penetration.

New drip edge was installed along the roof perimeter to improve water management and help protect the edges of the roof deck from future damage.

To improve the overall performance of the roofing system, all existing roof vents were replaced, and a new 4 Seasons 10W Pro Solar Power Vent was installed. This ventilation upgrade was used to help reduce attic temperatures, improve airflow, and extend the life of the roofing materials by reducing heat buildup beneath the roof deck.

The roof was then completed using Owens Corning Duration architectural shingles in the Estate Gray color. These shingles were selected for their durability, wind resistance, attractive appearance, and industry-leading performance. The Estate Gray color provided a clean, modern look that enhanced the appearance of the property while complementing the home’s exterior.

Challenges

One unique aspect of this project was coordinating the work while the homeowner was outside of the United States. Because they were unable to be present during the inspection or installation process, clear communication was essential.

Our team provided regular updates, photographs, and progress reports throughout the project. This allowed the homeowner to monitor the work remotely and remain confident that the project was being completed according to plan.

Conclusion

This project demonstrates how significant roof damage can quickly escalate if left unaddressed. What began as a concern over missing shingles ultimately revealed a roofing system that had reached the end of its useful life. Through a comprehensive inspection, clear communication, and quality workmanship, we were able to provide the homeowner with a complete roofing solution despite them being out of the country throughout the project.

The result is a durable, attractive, and properly ventilated roofing system that will protect the property for many years to come.
